Let’s get you closer to holiday mode. Here’s how bookings typically work: You call us → Our sales agent sends you best villa options → You choose → You pay → We confirm via email → You pack your bags. Simple, just like a well-made itinerary.

Payment Terms
To secure your villa booking online, we collect a partial advance payment.
The exact amount you pay upfront depends on your check-in date and villa policy. For peak periods, we may require full payment to confirm the booking. A security deposit (typically ₹5,000–₹7,000) is collected in advance or at check-in, depending on the villa. This is fully refundable after your stay, assuming there are no damages.

We welcome your enthusiasm but villas need a breather too. Cleaning and prep time may affect your arrival or exit hours (especially if we have an immediate booking). We try our best to accommodate your early check-ins or late check-outs subject to availability. However, this may involve a fee

Changes to Bookings
Last-minute changes? We get it, but can we accommodate a request everytime, we wouldn’t fake that promise. If the full amount has been paid, we may offer a credit note for future stays. Please note: revised rates may apply depending on the new dates or peak season.

Peak Seasons
Festivals. Long Weekends. Chilly Winters.
We know you love them, but so does everyone else. Cancelllations during these seasons are subject to different pricing.

Cancellation Policy
Here’s how Stay Ukiyo refunds work, plain and simple:
You say: “What if my plans change?”
We say: We get it. Life happens.
If you cancel well in advance, approximately one month prior (31 days), we will reward you with a full refund.
No questions, no loopholes.
You say: “Okay 15 days before?”
We say: We keep 50% of the booking amount to cover our prep and reserved calendar, but you still get half back.
You say: “If it’s less than a week?”
We say: We do a 20% refund to help soften the blow.
You say: “What if I cancel just a day before?”
We say: That’s considered a no-show.
Sadly, no refund is possible at that point. Please note: All refunds are processed within 7 days post-cancellation request.

Pet-friendly Villa Policy
Don’t leave your furry friend behind. We have pet-friendly villas across India. Just give us a heads-up so we can match you with the right stay. A pet fee of ₹1000–₹2000 is applicable depending on the property.
